Selling Your Land, Farm or Country Home
Land buyers shop differently, and they come from farther away. Selling land well means pricing it like an appraiser, presenting it like a hunter or farmer would want to see it, and marketing it beyond the local MLS. That’s exactly what Brad does.

Appraiser’s Eye
Brad worked as an in-house appraiser for a local bank. Your price is built on real comparables and what a buyer’s lender will support.
Farm-Raised
He grew up on a 550-acre cattle, tobacco and hay farm, so he can speak to soils, water, fencing and barns with buyers.
National Reach
As a Realtree United Country Land Pro, Brad markets your land to buyers well beyond Kentucky.
List or Auction
United Country Heartland Realty & Auction can sell by traditional listing or by auction, whichever gets you the best result.
How Land Is Valued
Houses are priced by square foot. Land is priced by the acre, and the price per acre moves with:
- Tract size: smaller tracts bring more per acre (see chart)
- Location: nearness to Bowling Green, I-65 and paved roads
- Soils & usability: tillable vs. pasture vs. woods vs. steep
- Water: ponds, springs, creeks, public water
- Road frontage and potential to divide
- Timber and improvements: house, barns, fencing

Prepare Your Land to Sell
- Gather records. Deed, past surveys, FSA maps and farm number, CRP contracts, leases, tax bills and any timber or mineral agreements.
- Know your boundaries. Mark corners and fence lines. A current survey heads off buyer doubts and can speed up closing.
- Open it up. Mow trails and field edges, clear gates and lanes so buyers can see and walk the property.
- Clean up. Haul off old equipment, trash and junk piles. First impressions matter on land too.
- Know your utilities. Note where water, electric and septic are located, and get a septic site evaluation for build sites if possible.
- Value the timber. On wooded land, a consulting forester’s cruise helps you price right and tells you whether to sell the timber separately.
Traditional Listing vs. Auction
| Traditional Listing | Auction | |
|---|---|---|
| Timeline | Open-ended; sells when the right buyer appears | Set date, usually a 30–60 day marketing window |
| Pricing | Seller sets the asking price | Competitive bidding sets the price |
| Works well for | Country homes, homesites, typical tracts | Unique farms, estates, multi-tract land, high demand |
| Selling in tracts | Possible, one buyer at a time | Buyers bid on single tracts or the whole |
| Certainty | Contingencies are common | Terms set ahead of time; close on a known schedule |
What does it cost to sell land?
Typical costs are the brokerage commission, a survey if one is needed, deed preparation, and your share of closing costs and property taxes. Brad will give you an estimate of what you’ll walk away with before you list.
Do I owe taxes when I sell a farm?
Capital gains may apply, and some sellers use a 1031 exchange to defer taxes by buying other investment or farm property. Talk with your CPA or tax attorney before you list.
Should I sell the timber before I sell the land?
Sometimes. Selling timber first can bring cash but lowers the land’s value to hunters and recreational buyers. A forester’s cruise and Brad’s market data will show which way nets more.
How long will it take to sell my land?
It depends on price, size, location and season. Get a current read from the live county land market reports, and Brad can show you recent days-on-market for similar tracts.
