Rural Acreage & Homesites for Sale

Before You Buy a Homesite

  1. Septic site evaluation. Most rural lots need an on-site septic system. Have the county health department evaluate the soil before you close, or make your offer contingent on it.
  2. Utilities. Confirm electric service (and the cost to extend it), water district availability or well depth, and internet options.
  3. Road frontage & driveway. Check frontage, sight distance and any driveway permit needed from the county or state.
  4. Survey & boundaries. Get a current survey. Some new tracts have to be platted before a sale or a building permit.
  5. Restrictions. Read the deed and any covenants for minimum house size, home types, outbuilding and livestock rules.
  6. Flood & karst. Check FEMA flood maps and look for sinkholes and drainage problems, which are common in South Central Kentucky’s cave country.
How many acres do I need?

For a home, shop and garden, 2–5 acres is plenty. For a couple of horses or a few head of cattle, plan on more: think 5–10+ acres of usable pasture. Brad can help match the land to your plans.

Can I put a manufactured or barndominium-style home on land?

It depends on the deed and any covenants. Many rural tracts allow them, many subdivisions do not. Always check before you buy.

Does buying land and building cost more than buying a house?

Often a bit more up front, but you get exactly what you want. Budget for the site work: driveway, septic, well or water tap, and electric. Brad can point you to local builders and contractors.
