Source: active MLS listings on this site as of October 26, 2026. Asking prices, not sale prices; medians shown. Price per acre uses tracts of 5+ acres. For sold data, see the live land market reports.

Hart, Butler and Edmonson counties list for roughly a third of Warren County’s price per acre. For a hunting tract where you want 40, 80 or 100+ acres, that gap adds up fast.

What Makes Great Hunting Land

Cover & Edge

Mixed hardwoods, thickets and field edges give deer bedding and travel corridors. Edge habitat holds game.

Food Sources

Open ground for food plots, mast-producing oaks and nearby crop fields keep deer and turkey on the property.

Water

Creeks, springs and ponds draw wildlife and add fishing, swimming and a great cabin view.

Access

Deeded road frontage or a recorded easement, interior trails, and a way in that won’t blow out your stands.

Recreational Land Checklist

  • Legal access: confirm deeded frontage or a recorded easement. Landlocked tracts are hard to finance and resell.
  • Timber value: mature hardwoods can be worth real money. A consulting forester’s cruise tells you how much.
  • Existing leases: find out if a hunting lease is in place and when it ends.
  • Flood zone & karst: check FEMA maps for creek bottoms and look for sinkholes, which are common in this cave region.
  • Cabin plans: a septic site evaluation and electric service cost should come before the cabin drawings.
  • Neighbors: what the land next door is used for affects game movement and your hunting pressure.
Can I get a loan on raw hunting land?

Yes, but land loans usually need a larger down payment and shorter terms than a home loan. Farm Credit lenders and local banks are often the best fit for recreational land. Owner financing sometimes works too.

Is hunting land a good investment?

Land is a long-term asset. Timber, a farm or hunting lease, or CRP payments can offset holding costs, and good recreational tracts tend to hold value. Brad can show you sold comparables so you can judge for yourself.

Where can I check Kentucky seasons and regulations?

The Kentucky Department of Fish & Wildlife Resources publishes seasons, bag limits and licensing. Always confirm current rules before you hunt a new property.
